This family of four was cramped for space, and thus a ground floor den and second floor bedroom were added to their home.
On the first floor, the existing kitchen, butler's pantry, and laundry room with powder room were entirely gutted. The bearing wall and abandoned chimney between the kitchen and laundry room were demolished.  The resulting generous open space was turned into a large new kitchen. On one end, the new kitchen connects to the existing dining room, and on the opposite end to the den addition. This newly created circulation axis not only provides a visual connection from the front of the house all the way to the back of the house but also to a previously hidden lovely vista of the gardens.
Off the entrance hallway on the first floor, a new powder and mud room were created, discreetly tucked behind the stairway.
On the second floor, a bearing wall and abandoned chimney between the back bedroom and adjacent knee wall/closet were removed, and the roofline of the knee wall/closet was straightened.  These second floor interventions carved out a considerable amount of usable square footage in the existing envelope giving space to a new laundry room. The second floor hallway was extended, giving access to the new laundry room and to a new bedroom in the addition.
